Our service

We work for you, not the seller.

Most agents on the coast sell you what they hold. We sit on your side of the table: find, check, negotiate and guide, with independent specialists at every step.

What that means in practice

The Costa del Sol runs on shared listings: thousands of agencies selling from broadly the same pool. You do not need another shop window. You need someone who searches the whole pool, filters it honestly, and stays beside you from first call to keys in hand.

I.

Whole-market search

We search across the coast's shared databases and agency networks, not one company's stock, and shortlist only what genuinely fits your budget and brief.

II.

Honest shortlists & viewings

Pros and cons in plain English, including the ones that lose the sale. We plan viewing trips that respect your time, and we will tell you when a property is wrong.

III.

Negotiation

We know what things actually sell for, not just what they are listed at, and we negotiate on your side of the table.

IV.

Independent legal teams

We introduce you to expert, English-speaking property lawyers who answer to you alone: due diligence, contracts, completion by power of attorney if you cannot travel.

V.

Finance & currency

Finance partners who arrange non-resident mortgages for Irish buyers, and currency specialists who protect a six-figure transfer. Approval in principle before your viewing trip.

VI.

After the keys

Utilities, furnishing, rental setup, settling in. We stay in your corner after completion, because that is when the real questions start.

What it costs you

Nothing. Trébol Homes is paid the way this market already works: when a purchase completes, out of the commission the seller or developer was paying anyway. Your price does not go up because we are involved, and our fee never comes from your pocket.

We published exactly how commissions work on this coast, including how we are paid, because you should never have to wonder whose side anyone is on. The short version: agents compete for buyers, we bring the buyer, and the seller's commission is shared. Your legal and financial advisers stay fully independent of us, always.

Who this suits

Irish buyers who are serious about the Costa del Sol but short on time, local knowledge, or patience for sales patter. Whether that is a €200,000 apartment in Torremolinos or a €2m villa in Benahavís, the service is the same: whole market, straight answers, proper independent checks.

That includes the Irish already living here. If you are renting on the coast and wondering about buying, you hold a better hand than you might think: residents typically borrow up to 80% rather than the 60 to 70% offered to non-residents, and your NIE and paperwork are already done. We wrote a guide for exactly that situation.

Not ready to buy? Rent first.

We would rather help you rent somewhere sensible for a year than push you into a purchase you are not ready for. Living on the coast through a winter tells you things no viewing trip can, and the people who buy well here are nearly always the people who lived here first.

We introduce Irish movers to letting agents and landlords we know for long-term lets, and we do not charge you for it. We will also tell you what the law says about letting fees before you sign, which not everyone here does. See how the rental side works.

No pressure and no obligation at any point. Most buyers start with a 20-minute call about budget, areas and timing, and take it from there.
