Buy when you're sure.

Almost nobody should buy on the Costa del Sol on the strength of a week's holiday. Living somewhere for six months tells you what twenty viewings cannot.

We do not charge you anything. Not a finder's fee, not an admin fee, nothing. What you should know is that some agencies here still do, and that since May 2023 Spanish law puts letting agency fees on the landlord rather than the tenant for a long-term home.

We would rather you heard that from us before you sign than work it out afterwards. If you are asked for a month's rent as a finder's fee or an “administrative fee” on a residential let, you are entitled to ask what it covers and on what basis. Plenty of people pay it without knowing they can ask.

Why we do this at all

We are a buying agent. Rentals are not where we make our money, and we are not going to pretend otherwise.

We do it because the people we help buy well are almost always the people who lived here first. They know which side of the road gets the afternoon sun, which urbanisation empties out in November, and which ten minutes from the beach is really twenty-five in August. You cannot learn that from a portal.

So if you are moving over and not ready to commit, we would rather help you rent somewhere sensible and stay in touch than push you into a purchase you are not ready for.

What we actually do

Being straight about this matters more than sounding impressive. We do not hold a portfolio of rental properties and we do not manage them.

We take your brief properly

Budget, area, bedrooms, dates, pets, parking, and what you actually need day to day. The form below takes about two minutes and saves a week of back and forth.

We put it to our local contacts

We work with letting agents and landlords on the coast who deal in long-term lets. Your requirements go to them directly rather than you cold-emailing listings from Ireland.

III.

We tell you the truth about your budget

Long-term rent on this coast has climbed hard. If what you want and what you have budgeted do not meet, we will say so at the start instead of sending you six places that do not work.

We help you read the contract

A Spanish long-term lease commits the landlord for far longer than it commits you, and the deposit rules are set in law. We will walk you through what you are signing.

V.

We stay in touch, without pestering

If buying comes into view later, we already know you and the area you chose. If it never does, that is genuinely fine.

What you'll need to sign a lease

Spanish landlords ask for much the same things everywhere on the coast:

  • An NIE. Your Spanish foreigner's tax number. Most landlords will not sign without one, because they need it to declare the income.
  • Proof you can pay. Recent payslips, an employment contract, or bank statements. If you are self-employed or retired, accounts or pension statements do the same job.
  • Passport or national ID.
  • The deposit. One month's rent as the legal fianza, which the landlord must lodge with the regional housing authority. A landlord may ask for an additional guarantee on top, capped at two months, so three months' rent in total is the legal ceiling.

Coming from Ireland without an NIE yet? That is normal and it is solvable. It is one of the first things we help people line up.

How long a Spanish lease really runs

This surprises most Irish renters, and in your favour. Under the Ley de Arrendamientos Urbanos, a residential lease with a private landlord extends at your option up to five years, even if the paper says one. With a company landlord it is seven.

You are not tied in for that long yourself. You can leave after the first six months with thirty days' written notice, though the contract may set a penalty for the time left to run. So the security runs one way, towards you.

Long-term lets only. We do not handle holiday or short-term lets. Those sit under a separate tourist licensing regime in Andalusia and it is not our field. If that is what you need, we will say so rather than have a go.
