Why cheap Spanish property is usually expensive.
Every few weeks someone sends us a listing: €90,000, two bedrooms, twenty minutes from the coast, and the message “what's the catch?” The honest answer is that on a coast where a million buyers a year are hunting, a genuine bargain does not sit on a portal waiting for you. The price is the market's verdict. The question is what the market knows.
What the price usually knows
Location without demand: the inland urbanisation with no bus, no bar and no buyers when you sell. Buildings with problems: community arrears, a pending levy, no lift and four floors. Paper problems: extensions never legalised, country property with planning history that takes a lawyer months to untangle. Or simply unrentable: no licence possible, no season, no demand. Each is discoverable before purchase, which is what due diligence is for, but the discount exists because most of the discount is the problem.
The maths of cheap
Purchase costs are proportional but renovation is not: rewiring and a new kitchen cost the same in a €90,000 flat as a €300,000 one, so works that are 10% of one budget are a third of the other. Cheap property also carries the same fixed annual bills, sells slowest in soft markets, and appreciates least, because the things holding its price down rarely change. The all-in cost of cheap regularly overtakes the honest price of mid-market.
Where real value actually hides
Not in the price column. It hides in unfashionable-but-improving towns (Torremolinos five years ago, arguably the east now), in tired-but-sound apartments in good buildings where cosmetic work frightens other buyers, in probate and straight-talking sellers who price to sell, and in buying off-season with finance ready when others are dreaming. Value is a property priced below its function, not below its neighbours.
The rule
If a price looks too good, the market is telling you something it already knows. Your job (and ours, and your lawyer's) is to find out what, price it, and then decide. Sometimes the catch is fixable and the bargain is real. Usually, the cheapest thing about cheap property is the first cheque.
